Residential gas safety checks.At Marvel Gas, we are proud to offer this service to our real estate partners and work closely with property managers to achieve a high standard of service for the agent and the tenant. You will be provided with a report on each appliance tested, including photos and any alterations or issues that need rectifying, quoted in the report for your convenience. Requirements for gas safety checks
Gas appliances, such as heaters and stoves, must be properly maintained. If gas appliances aren’t regularly serviced and maintained, they can cause carbon monoxide poisoning. Rental providers who have entered into a new agreement after 29th March 2021 or have a fixed term agreement of more than five years that rolls over into a periodic tenancy after 29th March 2021 must:
- Have gas safety checks conducted every two years by a licensed or registered gasfitter,
- Ensure a gas safety check has been conducted within the last two years at the time the renter occupies the premises (and if it hasn’t, the rental provider must arrange a gas safety check as soon as possible),
- Keep records of the gas safety check and provide details if the renter asks for them and
- Disclose the date of the last gas safety check and any outstanding recommendations from the most current safety check before entering into a rental agreement.
If a gas safety check has not been conducted within the last two years when the renter moves in, the rental provider must arrange a gas safety check as soon as practicable.
A licensed or registered gasfitter must carry out the check for Type A gas appliances; this should be listed as ‘Gas Servicing Type A’ on the Plumber’s Identity Card.

Carbon monoxide – what are the risks?
Carbon monoxide (CO) is a gas you can't see or smell.
When it leaks from your gas heater, it can make you and anyone living within the home very sick or, in extreme cases, kill you and your family.
Any gas heater can spill CO – including old and new heaters, central heating units, space heaters, wall furnaces, and decorative log fires.
